How long should a water heater last around here?

Ten to fifteen years is the ordinary range, less where the water is hard and sediment builds in the tank. Age plus a rusty draw is a reasonable prompt to plan a replacement rather than wait. A tank on a finished floor deserves a pan and a drain.

Why does my water bill climb with no visible leak?
