Java's unique plumbing challenges

About 140 nights a year below freezing, when uninsulated crawlspace lines give out

The oldest blocks in town run plumbing decades older than the newer builds toward Sheldon

First frost typically lands around October 19

Seasonal timing

Roughly 140 nights a year drop below freezing, and the run of them through a February averaging 16 degrees is what puts real strain on old drainage.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Do tree roots get into cast iron the way they get into clay?

They can, at any joint that has opened up or rusted through. Cast iron resists roots better than old clay tile, but a stack or lateral with failing hub joints is still an invitation.

Where is my curb stop, and should I be able to use it?

It's normally a small metal cover in the lawn or near the sidewalk, and it's the shutoff between the street main and your house. It takes a long key to operate and is generally left to the water department or a plumber. Your own main shutoff inside the house is the valve to know.

Who owns the sewer line between my house and the street?

In most cases the homeowner owns the lateral from the house out to the main, including the part under the sidewalk or the front lawn. The municipality takes over at the main itself. That split is why a blockage under the yard is usually a private repair.

How do I know if the problem is my line or the street main?

If every drain in the house is slow at once, the trouble is at or beyond the stack, and if the street is backing up too then it's on the utility. A plumber can check the cleanout to place the blockage. Homes over toward Holland show the same thing.
