Seasonal timing

January lows sitting near 28 degrees are cold enough to frost a vent pipe shut at the roofline, which shows up as slow drains rather than as water on the floor.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Do roots get into the sewer line here?

They do, especially where mature trees line an older street. Roots find the joints in clay and cast pipe and grow into the flow, and once they do the line will keep catching paper. Camera work is what settles whether the pipe is worth cleaning or replacing.

Does a gurgling drain ever fix itself?

Not usually, because the cause is either a partial blockage or a vent that has narrowed, and neither one improves on its own. What changes is how bad it sounds, which tracks with how much water is moving. Treat the noise as an early notice.

Is there anything to check before the cold sets in?

Look at what the plumbing has to survive rather than guessing: outside hose bibs drained, the main shutoff working, and any fixture that goes unused all winter run once in a while so its trap stays full. Homes toward Cedarhurst with unheated additions need the extra look.

Why does the basement smell like sewer only sometimes?

Usually a trap that has gone dry. Floor drains and unused fixtures hold water in a bend, and when that water evaporates the drain becomes an open pipe to the sewer. Pouring water down the drain refills it, and if the smell comes back quickly the venting is worth looking at.
